We opened here because South East Queensland was being supplied from northern New South Wales or from further away again, and that does not work for a product builders need at short notice. Membranes are bulky, jobs move, and a two-day freight run turns a simple reorder into a scheduling problem for the store and a delay for the builder.

Condensation in the Brisbane Climate
Brisbane is ABCB climate zone 2, humid subtropical, and it behaves differently to most of the country in a way that catches out specifications imported from the south.
In cooler climates the vapour drive runs outward. Warm humid interior, cool dry exterior, moisture moving out through the wall. Almost all Australian condensation guidance is written around that situation.
In Brisbane, for much of the year, it runs inward. It is hot and humid outside. If the building is air conditioned it is cooler and drier inside. Moisture moves inward through the wall toward the conditioned space, and the cold surface it can condense on is the back of the plasterboard rather than the inside face of the cladding.
Three practical consequences:
An internal vapour barrier can cause the problem it is meant to prevent. In a cooling-dominated climate it can trap inward-driven moisture against the lining. This is the single most common error in Queensland wall specifications copied from southern projects.
Ventilated cavities are worth the battens. A drained, ventilated cavity behind the cladding lets the assembly dry in both directions and handles the wind-driven rain of the storm season.
The membrane needs to permit drying, not just shed water. Vapour permeability is doing something specific here, and it is not the same thing it does in Bathurst.
